Please submit the following documents. The screening process takes approximately 3–5 business days.

For Corporate Contracts

Only companies registered in Japan with a Japanese-speaking contact person are eligible.

1．Submission of required documents

a. Japanese driver’s license (front and back) or passport for all occupants

c. Screening documents for our partner guarantor company (only if applicable)

For Individual Contracts

Minimum contract period :

1 month

Reservation start timing :

Reservations are generally accepted from one month prior to the contract start (move-in) date.

Security Deposit

Not required if : Contract period is 3 months or less, Rent is paid in advance, A guarantor company is used.
If the contract exceeds 3 months, rent is paid monthly, and no guarantor company is used, a deposit equivalent to one month’s rent is required.

Maximum Occupancy

Studio / 1-bedroom : up to 2 persons
2-bedroom : up to 3 persons
※ Children aged 6 and above are counted as one person
※ For family use, exceptions beyond occupancy may be possible

Early Termination

Early termination is not allowed.

Extension of Stay

Please notify us at least two weeks prior to the contract end date.

Please sign or affix your seal to the contract documents.

Payment must be made by bank transfer by the day before check-in.

Check-in : From 12:00 AM (midnight) on the contract start date
Check-out : Until 24:00 (midnight) on the contract end date※ Submission of all contract documents in advance is required.

• -Room changes during the contract period are not permitted.
• -At least one occupant must be able to communicate in Japanese or English.
• Keys cannot be handed over if the contract documents are not signed/sealed and payment (rent and deposit, if applicable) is not completed before check-in.
• -Subleasing is prohibited, and third parties other than registered occupants are not allowed to reside in the unit.
• -Our serviced apartments are contracted under a fixed-term lease agreement.
• -A fixed-term lease agreement automatically terminates at the end of the contract period and is not renewable. New terms may be presented if you wish to enter into a new contract.
