Regarding Contracts

Q.Please tell me about room availability.
For room availability, we kindly ask that you contact us via the inquiry form.
Q.I would like to move in immediately. Is that possible?
It depends on the availability of your preferred room, but the application screening and contract procedures typically take about two weeks from the time of application.
Q.Can I rent a room for just a few days?
The minimum contract period is one month.
Q.Is it necessary to view the property before signing the contract?
You may sign a contract without viewing the property. However, please note that we cannot accept room changes or cancellations after the contract is signed, so we recommend viewing in advance.
Q.Is there a screening process when signing the contract?
Yes, a screening process is required. If you use our partnered guarantor company, their screening will be conducted in addition to ours.
If you pay the rent in full upfront, the guarantor company screening is not required. For details, please refer to “Move-in Process”.

Rent & Payments

Q.What is included in the rent?
The rent includes : Furniture, appliances, and tableware, Common area maintenance fees, Electricity and water charges, Internet usage
CS TV subscription fees, Breakfast for the maximum occupancy
Housekeeping service twice a week
Q.Are there any additional fees upon move-out, such as restoration costs?
Depending on the condition of the room, additional special cleaning or restoration fees may apply.
Q.Can I pay by credit card?
We do not accept credit card payments.
Q.Is a security deposit required?
No deposit is required if: The contract period is 3 months or less. Rent is paid in advance. A guarantor company is used. If the contract exceeds 3 months, rent is paid monthly, and no guarantor company is used, a deposit equivalent to one month’s rent is required.
Q.When should the rent be paid?
For contracts of 3 months or less: full payment is due by the day before the contract start date. For contracts exceeding 3 months: monthly rent must be paid by the 25th of the preceding month. Full advance payment is also possible.

About the Property

Q.What is the maximum occupancy per unit?
Studio / 1 Bedroom: up to 2 persons 2 Bedroom: up to 3 persons
Children aged 6 and above are counted as one person.
For families, occupancy exceeding the limit may be possible upon request.
Q.Are amenities such as shampoo provided?
Welcome amenities (toothbrush, shampoo, conditioner, body soap, etc.) are provided at check-in.
Additional supplies during your stay are available for an extra fee.
Q.Can I rent items such as baby cribs?
Yes, we offer various rental items such as baby cribs and air purifiers. Please contact staff for details.
Q.Can I bring my own furniture or appliances?
As a general rule, bringing in furniture or appliances is not allowed. Please consult us in advance.
Q.Is smoking allowed inside the units?
All units are non-smoking. A designated smoking area is available within the building.
Q.What English TV channels are available?
You can watch channels such as CNNj, CNN/US, BBC News, and National Geographic.
Q.What does housekeeping include?
Housekeeping (twice a week) includes : Room cleaning, Linen and towel changes, Bed making, Plant maintenance
